Most people come to us somewhere between an idea and a block of land.
Some have sketches on the back of an envelope. Some have a Pinterest board and a budget. Some have a site and no idea what will fit on it. Everyone gets the same first question, which is what you actually want, and the design work does not start until that is clear.
From there the job runs in three parts. You can take all three or stop after any one of them.
Concept and Design
James works the design up from your brief. Trevor checks the structure and the buildability sitting behind it. Nothing is issued until it reflects what you asked for, and if something will not work you hear it early, when changing it costs a conversation instead of a variation.
Construction Documentation
Full working drawings, fully dimensioned, detailed to a level a builder can price without guessing and build without ringing us every second day. This is the part builders notice. It is also why they keep sending clients our way.
Tender Management
We call tenders on your behalf with all materials PC-summed, so every builder is quoting the same tiles, the same cabinetry, the same fixtures and the same rates for finishes. Tenders close on a set date so they all land together. We approach and confirm suitable builders before documents go out, follow them up through the tender period, and then go through the responses with you and show you where the real differences are.
What you end up with is a set of numbers you can compare, and much less room for the variations that pull a budget apart later.
Service Levels
Not every project needs all of it. At the lighter end the service covers what is required for building approval. At the full end it runs from concept design through documentation to tender and design review. We agree the level and the scope with you before anything starts, so the fee is settled up front.
